[Two sentences on the site challenge, what the diligence found, and the outcome for the client.]
Site selection shapes a data center's cost, schedule and risk more than any decision that follows. We help owners, investors and developers choose land that power, water, fiber and the community can all support.
Who it's for
Operators, investors, developers, and A/E and EPC firms
When to engage
Before you shortlist, and always before you sign a purchase agreement
What you leave with
A ranked shortlist, a diligence record and a path to entitlement
How an engagement runs
From site search to shovel‑ready
Phase 01
Every good site search starts with a clear brief. We pin down capacity, phasing, latency, budget and risk tolerance with you, so every site that follows is judged against the same yardstick.
Phase 02
We score markets and parcels against the brief, from power availability and fiber to tax incentives, and cut the long list down to the few sites worth investigating in depth.
Phase 03
We investigate the shortlist on the ground: utility capacity and timelines, zoning, environmental, geotechnical, title and community sentiment. You see each risk and its cost before you commit capital.
Phase 04
We support negotiations, utility agreements and entitlement filings, and stay on your side of the table until the site is under control and the path to permits is clear.
Phase 05
We pass a de-risked site and its full record to your design team, so engineering starts from verified facts instead of assumptions.
How we work
Every claim about power, water and fiber is checked at the source.
Each site is scored against the same written criteria.
Our advice is owner-side, from the first screen to closing.

What we cover
We work through each one on your side of the table and put the answers in writing before you commit.
01
Market and parcel screening against power, latency, land, tax and incentive criteria, ranked so you compare every site on the same terms.
02
Zoning, environmental, geotechnical, flood, title and survey review, with the cost and schedule risk that comes with each finding.
03
Utility engagement, load studies, interconnection and substation strategy, and a realistic date for when power arrives.
04
Cooling water availability and rights, wastewater discharge, and fuel supply for on-site generation.
05
Carrier routes, path diversity and latency to the markets and cloud regions your tenants need to reach.
06
Entitlements, permitting, setbacks, noise and height limits, and a community engagement plan that earns local support.
